Suffolk County grows mold for four different reasons.
Mold needs two things — moisture and time. Suffolk’s coastal humidity, high water table, and flood-prone South Shore supply plenty of both, and the pattern changes across the county’s 86 miles. K.O.S. Restoration has remediated attics, crawlspaces, and basements across all of it from Bellport since 2006. Knowing where a home sits tells us where the mold usually hides and, more important, which moisture source to fix so it doesn’t come back.

South Shore: Babylon, Islip, Bay Shore, Patchogue, Mastic Beach
Humidity off the Great South Bay plus FEMA flood zones leave basements and crawlspaces damp for months at a time — the exact conditions mold needs. Most of our South Shore calls are crawlspaces and finished basements that were never dry.
North Shore: Huntington, Northport, Smithtown, Port Jefferson
Older homes with tight, poorly ventilated crawlspaces and steady groundwater keep humidity high year-round. Attics take the winter hit too — bath fans vented into the roof space and under-insulated decks that condense warm air in January.
Central Suffolk and the Pine Barrens: Brentwood, Ronkonkoma, Coram
A high water table over the aquifer means chronically damp below-grade spaces, where mold takes hold slowly and quietly. The musty smell is usually the first and only sign until a panel comes off.
The East End: Southampton, Riverhead, the Hamptons, North Fork
Seasonal homes closed up for months trap humidity, and an unnoticed leak becomes a mold problem before anyone returns. Waterfront crawlspaces are the common thread in our Hamptons write-ups.

Serving all of Suffolk County
What our Suffolk County mold remediation includes.
Every job follows the IICRC S520 standard for professional mold remediation: containment, HEPA filtration, removal of what can’t be cleaned, antimicrobial treatment, and independent clearance — with the moisture source fixed so it doesn’t return.
Most Suffolk mold starts as a water problem. The same crews are IICRC-certified for water damage restoration in Suffolk County, so drying and remediation happen in one engagement. Where a crawlspace or basement will never be dry on its own, we encapsulate the framing after cleaning.
Free inspection and moisture assessment
We find the moisture source and map how far the mold has spread — meters, thermal imaging, and a look in the places Suffolk homes hide it: crawlspace insulation, behind bathroom walls, under finished basements. If you need a formal assessment, NY law requires an independent licensed assessor; we coordinate one.
Containment
The work area is sealed with plastic barriers and put under negative air pressure so spores can't travel to clean parts of the home.
HEPA air filtration
Commercial air scrubbers run HEPA filtration for the length of the job, capturing airborne spores while the work happens.
Removal of mold-damaged materials
Unsalvageable drywall, insulation and porous materials are cut out, bagged and carried out under containment.
HEPA vacuuming, cleaning and encapsulation
Remaining surfaces are HEPA-vacuumed and treated with antimicrobial. Crawlspaces and basements can then be encapsulated — a mold-resistant coating over clean framing — so the humidity that caused it can't restart it.
Independent clearance
We confirm the area is clean and dry, and coordinate independent clearance testing by a NY-licensed assessor before it's closed back up. The people who remediate never grade their own work.
Suffolk jobs, done under containment.
Westhampton Beach, Westhampton, Hamptons crawlspaces — every job is sealed, put under negative air, and worked in full PPE. Spores stay in the work area; the rest of the house stays clean.
HEPA air scrubbers run the whole time, contaminated material leaves in sealed bags, and the framing that stays is HEPA-vacuumed and treated — then encapsulated where the space will always be damp.

Insurance handled
Mold is covered when the water that caused it was — and the claim lives or dies on the documentation.
Sudden, covered losses — burst pipes, failed water heaters, storm damage — usually include the mold that follows, up to your policy’s mold cap. Groundwater and long-term leaks often aren’t covered. K.O.S. photographs and logs moisture from the first visit and bills your carrier directly in Xactimate.

Suffolk County mold questions
What Suffolk homeowners ask on the first call — answered plainly.
Do you inspect and test for mold in Suffolk County?
We inspect free — moisture meters, thermal imaging, and a look at where the mold is and what's feeding it. We don't test: New York Labor Law Article 32 requires mold assessment and clearance to be done by an independent licensed assessor, separate from the company doing the remediation. We coordinate one when you need a formal report, and for clearance at the end of every job.
Is mold from a past leak covered by insurance?
It depends on the policy and the cause. Many homeowners policies cap or exclude mold, especially from long-term leaks and groundwater. Mold that follows a sudden, covered water loss — a burst pipe, a failed supply line — is usually treated as part of that claim. We document the moisture source and the damage so your claim has the best chance, and bill the carrier directly when it's covered.
How long does mold remediation take?
Most Suffolk homes take 1–3 days on site, depending on the size of the affected area, the materials involved, and how long drying takes. Independent clearance testing adds a day or two after. You get a written scope after the inspection, before anything starts.
My basement or crawlspace smells musty every summer — is that mold?
Usually. Suffolk's summer air runs 70–80% relative humidity, and an open-vented crawlspace or a finished basement against a damp foundation holds it. Mold needs about 60%. The fix is remediation plus a moisture answer — a sealed vapor barrier and encapsulation, or a dehumidifier — not another round of spraying.
Do you serve the Hamptons and the North Fork?
Yes — crews are on the East End daily, from Westhampton Beach to Montauk and across the North Fork. Waterfront crawlspaces and closed-up seasonal homes are most of that work.
Where in Suffolk County is K.O.S. Restoration based?
11 Farber Drive Unit F, Bellport, NY 11713 — in the Town of Brookhaven, in the middle of the county's dampest, most flood-prone corridor. It's a service address; crews meet you at your home.
