A house shut from fall to spring with the heat set low is a greenhouse — especially with a slow leak or high indoor humidity and nobody monitoring it. Most of our East End mold calls start the week someone comes back.
Coastal humidity and salt air
Waterfront and near-shore homes stay damp year-round. That constant moisture in basements, crawlspaces and around HVAC gives mold a foothold it never loses — which is why encapsulation, not another spray, is usually the real answer here.
Waterfront and flood exposure
Southampton, Montauk, Sag Harbor and the bay towns flood and hold groundwater. Damp below-grade spaces are where East End mold most often starts, and where it's least likely to be seen early.
Older and complex construction
Additions on additions, short crawlspaces, tight framing and finished basements trap moisture out of sight. We find where it's hiding with meters and thermal imaging before anything is opened up.

Every job follows the IICRC S520 standard: containment, HEPA filtration, removal of what can’t be cleaned, antimicrobial treatment, and independent clearance — with the moisture source fixed so it doesn’t return.
Out here that last part usually means two things: the water problem behind the mold gets fixed by the same crews, and the crawlspace or basement gets encapsulated after cleaning, because coastal humidity isn’t going anywhere.
Free inspection and moisture assessment
We find the moisture source and map how far the mold has spread — meters, thermal imaging, and a look in the places East End homes hide it: crawlspace insulation, around HVAC, behind additions. If you need a formal assessment, NY law requires an independent licensed assessor; we coordinate one.
Containment
The work area is sealed and put under negative air pressure so spores can't travel through the rest of the house — and so a home that's about to be occupied again is clean when you walk in.
HEPA air filtration
Commercial air scrubbers run HEPA filtration for the length of the job, capturing airborne spores while the work happens.
Removal of mold-damaged materials
Unsalvageable drywall, insulation and porous materials are cut out, bagged and carried out under containment. Millwork and finishes worth saving are documented and protected first.
HEPA vacuuming, cleaning and encapsulation
Remaining surfaces are HEPA-vacuumed and treated with antimicrobial. On the East End the crawlspace or basement is usually encapsulated afterwards — a mold-resistant coating over clean framing, because coastal humidity is never going away.
Independent clearance
We confirm the area is clean and dry, and coordinate independent clearance testing by a NY-licensed assessor before it's closed back up. The people who remediate never grade their own work.

Can you check a seasonal home for mold while it's closed up?
Yes. If you or your property manager suspect mold in a house that's been shut for the season, we inspect for hidden moisture and growth and remediate what we find — coordinating with whoever manages the property, and timing the work so the house is clean before anyone arrives.
Do you test for mold on the East End?
We inspect free — moisture meters, thermal imaging, and a look at where the mold is and what's feeding it. We don't test: New York Labor Law Article 32 requires mold assessment and clearance to be done by an independent licensed assessor, separate from the company doing the remediation. We coordinate one when you need a formal report, and for clearance at the end of every job.
How fast can you get to the East End?
We're on the Hamptons and the North Fork daily, roughly 45 minutes to Westhampton and about 75 to Montauk from our Bellport shop. Mold only spreads the longer it sits, so we schedule inspections quickly.
Is mold from a slow leak covered by insurance?
It depends on the policy and the cause. Many policies cap or exclude mold, especially from long-term leaks — and a leak that ran all winter in a closed-up house is exactly the case carriers scrutinise. Mold that follows a sudden, covered loss is usually treated as part of that claim. We document the moisture source and the damage so your claim has the best chance.
