K.O.S. Restoration, an IICRC-certified water damage and mold remediation company based in Bellport and serving Suffolk County, NY, restored a Greenlawn home after a supply line leak sent water through the kitchen, bathroom, laundry area and basement. When a pipe leak soaks walls, flooring and a basement, the water has to be stopped, the wet and moldy materials removed, and the structure dried and cleaned before mold can spread. On this job, our team performed selective demolition, structural drying, containment and air scrubbing, and mold remediation, leaving clean framing and subfloor ready for the rebuild.

A Pipe Leak That Reached the Kitchen, Bathroom, Laundry and Basement

A Greenlawn homeowner called K.O.S. Restoration after a supply line leak spread water through the main floor and down into the basement. What looks like a small leak at the surface often isn't. Water travels along framing and plumbing runs, soaks into insulation and subflooring, and sits in places you can't see.

If you're dealing with this right now, we know how stressful it is. You can't tell how far the water went, whether the walls are safe, or whether mold is already growing. That's what a proper inspection is for.

Step 1: Tracing the Water to Its Source

Our team started by finding where the water had been and where it had gone. That meant checking the plumbing at the sink cabinet, the wall cavities around the fixtures, and the flooring around the laundry and kitchen.

Moisture behind finished walls can't be judged by looks alone, so we opened the walls to see what was really going on.

Step 2: Selective Demolition of Wet and Damaged Materials

Wet drywall, baseboard, insulation and flooring don't dry reliably in place, and they feed mold if left behind. We removed what couldn't be saved and kept the rest of the home intact.

Our crew:

  • Pulled up the wet carpet and padding in the living area
  • Made flood cuts in the drywall to expose wet framing and insulation
  • Removed damaged drywall, insulation and flooring from the kitchen and laundry area
  • Opened the bathroom walls and removed the tub surround to reach the leak area
  • Bagged and hauled debris out to a dumpster on site

Step 3: Mold Found Behind the Walls

Once the walls were open, the damage underneath was clear. The back of the removed drywall showed dark mold growth, and mold had also taken hold on the wall framing and in the insulation. This is exactly what happens when a leak goes unaddressed or water stays trapped inside a wall.

Mold on the back side of a wall is invisible from the room. That's why we don't just dry and patch when the water has been sitting. We open it up and look.

Step 4: Gutting the Bathroom to the Studs

The bathroom needed the most work. The leak area, the wet insulation and the mold-affected materials had to come out completely so the cavity could be cleaned and dried.

Step 5: Drying the Structure and Cleaning the Basement

With the wet materials out, we turned to the basement. Water had also affected the lower level, so we set up professional dehumidifiers and air scrubbers to pull moisture out of the framing and the air.

To protect the finished basement office, we sealed the work zone with plastic containment so dust and spores stayed where they belonged.

Our technicians worked in protective suits and respirators, HEPA vacuumed the floor joists and surfaces, and applied antimicrobial treatment to the framing overhead and the surrounding walls.

Step 6: The Home Is Ready for Rebuild

When demolition, cleaning and drying were complete, the main floor was back to clean, open framing and subfloor, ready for the rebuild. The air movers and drying equipment stayed in place until the structure was dry.

Why Pipe Leaks Turn Into Mold So Quickly

Greenlawn and the surrounding North Shore towns (Northport, Huntington, Elwood, Commack) have many older homes with plumbing that runs through finished walls. A small leak there can stay hidden for a long time. Mold can begin to grow in damp drywall, insulation and wood in a day or two, so fast action matters.

If you notice any of these, call us:

  • Water stains or soft spots on walls, ceilings or floors
  • A musty smell that doesn't go away
  • Peeling paint, bubbling drywall or warped flooring
  • Unexplained water bills
